That automatic renewal could lock you into terms that made sense three years ago but crush your margins today.

Before you commit, check these five things.

Ratchet clauses → your rent can only go up, never down, even if the market drops. This is common in KL malls and shoplot agreements.

Outgoings → service charges, sinking fund, utilities, parking levies. Malaysian landlords love bundling these vaguely and they balloon fast, especially in commercial complexes.

Permitted use → too narrow and you can't pivot to workshops, retail merch, or even delivery kitchens later. Make sure your TNB allocation matches your actual equipment load too.

Reinstatement clauses → that RM300k renovation? You might owe tens of thousands to strip everything back to bare walls when you leave.

Exit options → can you assign the lease if you sell? Are you giving a personal guarantee? In Malaysia, landlords often want directors to sign personally, which means your house is on the line.

# How to Choose Where to Open Your Next Cafe in Malaysia

Most cafe owners pick locations based on vibes. Then they close within 18 months because rent ate their entire margin.

Your rent should never exceed 10-15% of projected monthly revenue. Run this math before you fall in love with that cute corner lot in Bangsar.

Count cafes within 500 meters of your spot. More than 5 direct competitors means you need something genuinely different or you're dead on arrival. Check GrabFood and Foodpanda order volumes too because delivery radius matters as much as walk-in traffic now.

Visit your top locations at different times.
