Here`s the breakdown:

→ Calculate rent as percentage of monthly revenue. Above 15% for retail is a red flag.
→ Check comparable spaces on PropertyGuru or iProperty. See if you`re over or underpaying.
→ Factor in hidden costs. Diesel hikes mean that cheap warehouse 40km out might cost more when you add fuel.

The move right now is locking in a 3-5 year lease if you find something reasonable. Supply is tight, landlords know it.

Don`t forget stamp duty. RM1 per RM250 of annual rent for leases under a year, RM2 for 1-3 years. Small numbers that stack fast.

Bottom line: acceptable rent is rent plus logistics plus time to profitability. Run all three before you sign anything.
